OUR RENTAL POLICIES
Damage Security/Extra Ordinary Cleaning Deposit,
Payment & Refund Policy:
PAYMENT:
A damage security and extra ordinary cleaning deposit will be paid by every Renter of the above vacation rental properties. This payment is to be paid by a personal, business, or bank cashier’s check and received within seven (7) days of email or phone reservation confirmation between the Renter and the Owners. Renter may also charge this payment to their Visa or MasterCard. **
REFUND:
After the check-out date of each rental period, the premises will be inspected by employees of Absolute Property Management, who clean and maintain the premises, and/or, the Owners, or their representative. If there are none, or, only minimal repairs, replacements, and/or only extra cleaning required, the deposit will be refunded within seven (7) business days, minus costs, if any. If the repairs, replacements, and/or extra cleaning is more extensive, they will be remedied as soon as possible, and costs will be deducted from the deposit made by the Renter. The remaining deposit balance, if any, will be returned to the Renter within twenty (20) business days. *** Upon request of the Renter, an explanation of any damages, repairs, or extra cleaning charges will be explained either in person (telephone) or in writing (email or letter) by the Owners. Owners agree to provide receipts at the Renter’s request for verification purposes.
Rental Fee Payment Policy:
Rental Fee Payments from Renters to the Owners, in the full rental fee amount, will be paid by personal, business, or bank cashier’s checks, Visa or MasterCard, by a mutually agreed date. Owner’s will charge a $35 fee for checks returned, “insufficient funds.” **
Cancellation Policy for Rental Fee & Security Deposits:
DAMAGE SECURITY & EXTRA ORDINARY CLEANING DEPOSIT:
A full refund will be made if Renter cancels their reservation prior to check-in date. ***
RENTAL FEE:
Cancellations made thirty (30) days prior to reserved arrival (check-in) date, Renter will receive a fifty per cent (50%) refund of the rental fee. ***
Cancellations made less than thirty (30) days prior to reserved arrival (check-in) date will not receive a refund of their rental fee. ***
Note: If the Owner’s are able to rent the property for the entire reserved time period cancelled by the Renter, Owners will return seventy-five per cent (75%) of the rental fee to the canceling Renter, plus the security deposit. ***
** Payments are payable to “COTTAGE/CABIN RENTALS.”
All payments are to be mailed to: Post Office Box 3144, Bozeman, MT, 59772. This payment may also be made with the Renter’s Visa or MasterCard on the date of booking with the Owner. The Renter’s Visa or MasterCard statement will show, “Cottage/Cabin Rentals,” as the payee.
*** All rental fee and/or damage security deposit refund payments made to Renters by the Owners will be paid to Renter’s by a business check from “Cottage/Cabin Rentals,” and mailed to the Renter’s preferred address, regardless if Renter made payments to Owners with a credit card. Exceptions may apply pursuant to the Renter’s request.
